We know that during your project you may think of new ideas or extras you’d like to add. That’s perfectly normal, and we’re here to help make those changes happen in an organised way. Here’s how we handle variation requests so everything stays smooth and stress-free:
How to Request a Variation
- Simply complete our Variation Request Form so we have the details in one place.
- This helps us capture your request clearly and avoids anything being missed.
What Happens Next
- We’ll prepare a formal written quote for you.
- Your quote will include:
- Trade and supplier costs (labour, materials, specialist services)
- OCP’s project management fee (our time to scope, coordinate, and schedule the works)
- Your quote will include:
- We don’t give “brief estimates” because we want you to have accurate, transparent costs from the start.
Approvals & Payments
- You’ll receive your variation quote to review and approve in writing.
- OCP will then issue an invoice for our project management fee, which is paid upfront before we schedule the works.
- Trades and suppliers invoice you directly, so you see exactly what you’re paying with no hidden mark-ups.
Scheduling the Works
- Once the PM fee is paid, we’ll organise trades and suppliers on your behalf.
- Timing depends on trade availability, and some variations may extend the overall project schedule, if that’s the case, we’ll keep you fully informed.
Drawings, Selections & Documentation
- Some variations may need drawings, selections, or engineering/design documents.
- These are not included in OCP’s PM fee. If they’re required, you’ll receive a separate quote directly from the relevant professional (designer, engineer, surveyor).
- Only the items listed in your approved variation quote are included, new requests simply mean a new variation.
If Plans Change
- Should you need to cancel a variation after it’s been scheduled, any non-refundable trade or supplier costs already incurred will still be payable.
